Section 108(j) of the Transfer of Property Act, 1882 allows a lessee to sub-let "in the absence of a contract or local usage to the contrary", and nearly every written lease contains exactly such a contrary clause. Where the Model Tenancy Act, 2021 has been enacted, section 8(1) additionally requires a supplementary agreement with the landlord.

Fifteen days is a common and reasonable window for a written consent request, and is the default here. Give longer if the landlord is abroad or if the agreement itself prescribes a notice period for such requests.
The member must intimate the society that the flat is being let or occupied by someone else, and the society may levy non-occupancy charges, capped at 10% of service charges.
