On whichever is higher — that is the rule this estimator applies. If you negotiate a price below the government circle rate (also called guidance value or ready reckoner rate), the sub-registrar still charges duty on the circle rate, so a bargain purchase does not reduce the duty bill.
It varies from nothing to two percentage points depending on the state, and several concessions are capped. Delhi charges 6% for men and 4% for women, Punjab and Haryana also run a 2% gap, Karnataka, Kerala, Tamil Nadu and Telangana give no concession at all, and Uttar Pradesh's 1% rebate applies only to the first ₹10 lakh, capping the saving at ₹10,000 regardless of price. Registering in a woman's name makes her the legal owner, so treat this as a property decision and not only a tax one.
No — banks fund the property value only, and stamp duty, registration, brokerage and legal fees are explicitly excluded from the sanctioned amount. That is why this estimator separates statutory charges from the total cash outlay: on a ₹50 lakh purchase the extras commonly run to several lakh rupees that must come from your own funds.
No, GST is excluded because it applies only to under-construction property, at 5% (1% for affordable housing) on the construction value, and not to completed or resale homes. Rates here are compiled for FY 2025-26 and states revise them in their annual budgets, so this is an informational estimate — confirm the final figure with your sub-registrar office or conveyancing lawyer before you transact.
