This calculator totals what a residential rent agreement costs to execute: stamp duty on the state's consideration formula, the sub-registrar's registration fee, brokerage, and 18% GST on the agent's commission. Maharashtra's Article 36A rule (0.25% of total rent plus non-refundable deposit plus 10% a year notional interest on the refundable deposit) and the percentage-of-rent rules used in Delhi, Karnataka and Tamil Nadu are built in, and every rate stays editable for other states. It also splits the bill by who pays what, so a tenant sees the cash actually needed on signing day.

Maharashtra charges 0.25% of a consideration figure equal to total rent for the term, plus any non-refundable deposit, plus 10% a year of notional interest on the refundable deposit. On an 11-month agreement at Rs 25,000 a month with a Rs 1 lakh deposit that works out to about Rs 710 in stamp duty, plus a Rs 1,000 registration fee inside municipal corporation limits.
Under Section 17 of the Registration Act, 1908 only leases of one year or more must be registered, which is exactly why the 11-month agreement is standard. Maharashtra is the notable exception: Section 55 of the Maharashtra Rent Control Act requires every leave and licence agreement to be registered regardless of length.
The law makes the parties jointly liable, so it is a matter of negotiation rather than a fixed rule. Splitting it equally is the most common practice, though in tight rental markets tenants often absorb the whole amount, and Section 55 of the Maharashtra Rent Control Act specifically places the duty on the landlord unless agreed otherwise.
Yes, a registered real-estate agent charges 18% GST on the brokerage. On one month's rent of Rs 25,000 as commission, that adds Rs 4,500, taking the brokerage line to Rs 29,500 for each side that pays it.
