Thirty days. The RBI circular of 13 September 2023 on release of movable and immovable property documents requires regulated entities to release all original documents and remove charges registered with any registry within 30 days of full repayment or settlement, for all releases on or after 1 December 2023.
₹5,000 for each day of delay beyond the 30-day period, where the delay is attributable to the lender. The lender must also communicate the reasons for the delay. Where the originals are lost or damaged, the lender gets a further 30 days to help obtain certified copies and must bear those costs.
In practice they overlap. A no dues certificate states that nothing is outstanding on the account; a no objection certificate additionally records that the lender has no objection to the charge on the security being removed or the asset being transferred. For a secured loan, ask for both plus the charge satisfaction acknowledgement.
Raise a dispute with the credit information company or the lender. Under the RBI framework dated 26 October 2023, effective 26 April 2024, the complaint must be resolved within 30 calendar days, and ₹100 per calendar day is payable to the complainant for delay beyond that. Escalate to the RBI Ombudsman if it is not fixed.
