A stand-alone building, often modular and roughly 500 to 900 square feet, with one or two order lanes and no interior seating. Lane geometry and speed of service drive nearly every design decision.
- The pad site or ground lease is usually arranged separately from the franchise
- Double lanes need deeper vehicle stacking than many retail pads can offer
- Local drive-thru ordinances are the most common reason a site falls through
What to ask: Ask the franchisor for its site criteria packet, the required stacking depth, and exactly which build-out costs sit inside the published Item 7 range and which sit outside it.
