We assemble a short, specific list from the private collection and from owners who are open to the right offer but have not gone public. Typically five to nine properties, not fifty.

By-appointment showings
Showings are scheduled around your travel, often midweek and outside daylight-tour hours. Staff, neighbors, and listing feeds stay out of it.

Discreet close, keys in hand
We coordinate with the licensed brokerage, your attorney, and your lender through closing. Timelines and terms depend entirely on the property and the parties involved.
Marketing photography flatters every house equally. What separates a good estate from a great one is usually invisible in a photograph — so we write those parts down before you spend a weekend flying to see it.
Architecture, documented
Plan sets, elevation drawings, and the architect of record where the owner permits sharing. You see how a house was actually built, not a wide-angle photograph of it.
Land and setting notes
